How to pay off your home loan faster: prepayment explained

You can pay off a home loan faster by paying extra towards the principal: a lump-sum part-prepayment, a higher EMI, or closing the loan in full. Each rupee repaid early stops attracting interest for the rest of the loan. On a floating-rate home loan taken by an individual, the lender cannot charge you for it.

Key takeaways

  • Interest is charged on the balance you still owe, so every rupee repaid early reduces the interest on the rest of the loan.
  • On a floating-rate loan taken by an individual for a non-business purpose, prepaying carries no charge. That holds however old the loan is.
  • Take a ₹40,00,000 loan at an assumed 9% for 20 years. Keeping the EMI after a ₹3,00,000 prepayment saves about three times as much interest as keeping the end date.
  • Your lender's terms decide whether a part-prepayment lowers the EMI, shortens the term, or lets you choose.
  • A balance transfer saves less as the gap between the old and new rate narrows, and the new loan's fees count against the saving.

You pay off a home loan faster by sending the lender more than the scheduled instalments. That can be a one-time lump sum, a higher monthly payment, or closing the loan in full. Money repaid early stops earning interest for the lender, so the loan ends sooner and costs less. If your loan is on a floating rate and you took it as an individual, the lender cannot charge you for any of it.

This article follows one imaginary borrower through every option, with the same loan each time, so you can see what each choice changes.

What are the ways to pay off a home loan faster?

There are four: part-prepayment, a higher EMI, full foreclosure and a balance transfer. Each works for the same reason. Interest is charged on the amount you still owe, so a lower balance means less interest from then on.

  • Part-prepayment means paying a lump sum towards the loan, on top of your regular instalments.
  • A higher EMI means paying more each month than the lender asks. An EMI is the fixed monthly instalment, part interest and part repayment of the loan amount. What EMIs are and how they work explains the split.
  • Foreclosure means paying off the whole amount you still owe and closing the loan.
  • A balance transfer means a new lender pays off your old loan at a lower rate.

How long the loan runs, its tenure, is chosen at the start. Home loan EMI: how it is worked out and how much you can afford covers that choice.

How does a home loan part-prepayment work?

A part-prepayment goes straight against the principal, the amount you borrowed, not counting interest. The lender then works out your interest on the smaller balance you still owe.

Take Meera, who borrowed ₹40,00,000 for 20 years. We have assumed an interest rate of 9% for this example. It is an assumption, not a current rate. Her EMI is ₹35,989, and over 20 years she would pay ₹46,37,360 in interest.

Five years in, she has paid 60 EMIs. She still owes ₹35,48,285. She has paid ₹17,07,625 of interest so far. If she changes nothing, she will pay another ₹29,29,761 in interest over the remaining 15 years.

Now she gets a bonus and prepays ₹3,00,000. If her loan is on a floating rate, there is no charge, no lock-in period, and it does not matter where the money comes from. The Employees' Provident Fund scheme lists repaying a home loan among its reasons for a partial withdrawal; PF withdrawal rules has the conditions. The rest of this article uses her loan.

Should a prepayment cut your EMI or your tenure?

It can do either, and the two choices save very different amounts. Keeping the EMI the same ends the loan sooner. Keeping the end date the same lowers the monthly payment.

Meera's loan after 5 years (assumed 9%)No prepayment₹3,00,000 prepaid, same EMI₹3,00,000 prepaid, same end date
EMI₹35,989₹35,989₹32,946
Time left15 years12 years 8 months15 years
Interest still to pay₹29,29,761₹21,93,884₹26,82,097
Interest savednone₹7,35,877₹2,47,664

Keeping the EMI saves about three times as much interest here, on these assumed figures, because the balance is cleared 29 months sooner. Cutting the EMI by ₹3,043 a month frees up cash instead. The trade-off is monthly breathing room against total interest paid.

Your lender's terms decide whether a part-prepayment lowers the EMI, shortens the term, or lets you pick. Ask your lender before you pay.

One thing is often written the wrong way round. Choosing to shorten the tenure does not give you a lower EMI. It keeps the EMI and ends the loan sooner. A lower EMI comes from keeping the tenure.

Does paying a higher EMI help?

A higher EMI helps. It works like many small prepayments and ends the loan sooner. Ask your lender how to raise it.

Back to Meera's assumed 9% loan. From month 61, she could pay ₹3,000 a month more than her EMI. The loan then ends after 154 months, 27 months sooner, and she saves ₹4,90,608 in interest. At ₹5,000 more a month, it ends after 141 months (11 years 9 months), 40 months sooner. She saves ₹7,30,775, close to what the ₹3,00,000 lump sum saved.

These are illustrations on assumed figures, not a plan for you.

Does the bank charge you for prepaying a home loan?

If your loan is on a floating rate and you took it as an individual for a purpose other than business (a home loan or a personal loan, for example), the lender cannot charge you for prepaying it, in part or in full, from any source of money and at any time. On a fixed-rate loan the lender may charge what its policy and your loan papers say, worked out on the amount you prepay. Check which kind of rate your loan has before you assume either.

A floating rate can change during the loan. In RBI's terms, a fixed rate stays the same for the whole term of the loan. A rate fixed only for the first few years is a dual or hybrid rate.

The rule covers lenders regulated by the Reserve Bank of India: banks, small finance banks, co-operative banks, regional rural banks, non-banking finance companies and housing finance companies. It applies however old the loan is. RBI's current directions carry it for loans sanctioned or renewed from 1 January 2026, and a separate paragraph covers older floating-rate loans. Banks have been barred from charging on floating-rate home loans since June 2012. In May 2014, the bar was widened to all floating-rate term loans to individuals.

Two cases follow other rules. If a loan has both a fixed and a floating period, what counts is whether it is floating when you prepay. Other cases follow the lender's own policy, which the sanction letter, the loan agreement and the Key Facts Statement (explained below) must disclose. A charge that was never disclosed cannot be levied.

When a floating rate rises, RBI requires the lender to offer you a higher EMI, a longer tenure, a mix of the two, or prepayment. Home loan mistakes to avoid covers rate resets.

One tax point. Under the old tax regime (the older set of income-tax rules, which allows deductions), home-loan interest on a home you live in is deductible up to a limit, so prepaying can shrink that deduction; the new regime allows none on such a home. Home loan tax benefits has the rules.

What is a home loan balance transfer, and when is it worth it?

A balance transfer means a new lender pays off your outstanding loan, and you repay the new lender at a lower rate. On a floating-rate loan, the old lender cannot charge you a prepayment fee for being paid off this way. When a borrower or another lender asks to take over a loan, the existing lender must say yes or object within 21 days of the request.

Here is Meera again. She moves her ₹35,48,285 balance to a new lender at an assumed 8.4% for 15 years. Her EMI falls to ₹34,734, which is ₹1,255 lower. She pays ₹2,26,038 less interest than the ₹29,29,761 she faced, before any costs of the transfer.

If she keeps paying ₹35,989 a month after the transfer, the loan ends after 168 months, a year sooner. The saving rises to ₹4,33,022.

The gap between the two rates drives all of this. Moved for 15 years at an assumed 8.75% instead, with the EMI reset, the balance saves ₹94,600 in interest before costs. At an assumed 8.9%, it saves ₹37,895. When rates are close, the new loan's costs can cancel most of the saving. These rates are assumptions for the example, not current offers.

A transfer is a new loan, so the new lender must give you a Key Facts Statement before you sign. It shows the loan amount, the rate, every fee, the repayment schedule and the APR, which is the yearly cost of the loan including those fees. A fee that is not in it cannot be charged later unless you explicitly agree to it. Add up those fees before you compare. How to apply for a home loan walks through a fresh application.

One lender's example: SBI's home loan page, as of October 2026, says it covers purchase, construction and takeover. On a takeover, it may sanction more than the amount taken over, for renovation, extension or furnishing, and a longer repayment period, within its own lending limits.

What is a home loan top-up?

A top-up is an extra loan on top of your existing home loan, so it adds to what you owe. It does not shorten the loan you already have. A top-up is a new loan, so the lender must give you a Key Facts Statement before you sign.

SBI offers top-up loans to existing home loan customers for personal needs. Its page says the money should not be used for speculative purposes. SBI's top-up rates, 7.75% to 10.50% on its rate card of 20 May 2026, sit above its home loan rates of 7.25% to 8.55%.

Interest on a top-up loan counts for the home-loan tax deduction only if you spend the money on buying, building, repairing or renovating the house. See our home-loan tax guide for the limits.

Should you prepay your home loan or invest the extra money?

It depends on what the loan costs you and on a return that nobody can promise. Prepaying removes a known interest cost. Investing may or may not earn more than that cost. Prepay your home loan or invest the extra money? sets out the trade-off.

Where to keep your emergency savings puts an emergency reserve at three to six months of expenses. If you carry other costly debt, What is a debt trap, and how do you get out of one? is a better place to start.
